Design-build is a construction project delivery system where both the design and construction phases are performed by a single entity. Historically, design-builders have taken the form of General Contractors, Engineers and Architect. Often times architects and/or designers can have experience in construction methods and techniques coupled with design capabilities. Builder Accountability

Often times, construction projects that do not use the design-build process faces “finger-pointing” during some phase of the project. Single Source

Instead of having several contractors, a designer, architect and consultants to interact with, an owner has just one entity to deal with. Sunn Construction Project Managers are well equipped to converse with each of the above entities to ensure cohesion of the project.

Design revisions, project feedback, budgeting, permitting, construction issues, change orders, and billing can all be routed through the design-build firm. This single point of contact allows a certain degree of flexibility for the owner. Sunn Construction will leverage that flexibility for the owner's benefit by continually refining and evaluating the construction project to maximize the value back to the Owner until completion.

Value-based project feedback

Often, ambiguity exists within the scope of a project. Different materials and methods exist between contractors making it increasingly difficult to make an "apples to apples" comparison of bids. Using Sunn Construction as your design-builder, the owner and Sunn can work together to determine what methods and materials will maximize the owner's value. In instances where marginally more expensive materials, designs, or construction methods might yield a higher return on investment for the owner than those of lower cost, the owner is free to adjust the project's program without having to re-bid the entire project.
